Ten years ago, Parrish was farmland with a post office. Today it is one of the fastest-changing corners of Manatee County, and the reason is simple geography: it sits between Tampa and Sarasota, on the north side of the Manatee River, on land that was still affordable when everywhere south of it was not.

If you are relocating from out of state, Parrish probably was not on your original list. It should be. Here is what it is actually like, what you get for your money, and what to check before you commit.

Key takeaways

  • Parrish sits in northern Manatee County, roughly 40 minutes from Sarasota and under an hour from Tampa, with beach access on the Gulf side.
  • New construction dominates. Most of what you will tour was built in the last few years, which matters for insurance and maintenance.
  • Manatee County is actively widening the Fort Hamer corridor to four lanes, a direct response to how fast the area is growing.
  • Medallion’s three Parrish communities carry no CDD assessment, which is unusual here and worth real money annually.
  • Entry pricing starts in the $390,000s for villas and runs to roughly $966,000 for the largest estate plans.

Is Parrish, FL a Good Place to Live?

Parrish, Florida is a good fit for buyers who want new construction, more space, and a location between Tampa and Sarasota without coastal pricing. It offers newer schools, growing retail, and river and park access, with commutes of roughly 40 minutes to Sarasota. The main tradeoff is that it is still filling in, so amenities arrive year by year.

That last point is the honest one. Parrish is not a finished place. Whether that reads as a drawback or an opportunity depends on how long you plan to stay.

Where Parrish Actually Is

Parrish occupies the stretch of northern Manatee County between US 301 and the Manatee River, north of Bradenton and east of the interstate.

The practical geography that matters to a relocating buyer:

  • Sarasota is roughly 40 minutes south, which puts its arts, dining and airport within reach for a regular evening out.
  • Tampa is under an hour north in normal traffic, close enough for a professional sports schedule or an international flight.
  • Gulf beaches at Anna Maria Island are about 45 minutes west.
  • Lakewood Ranch, with its concentration of shopping and medical offices, is a short drive south across the river.

The Manatee River is the defining feature. It shapes the road network, it is why the Fort Hamer crossing matters so much locally, and it gives the area boating access most inland communities do not have.

What the Growth Actually Looks Like

Manatee County is not guessing about Parrish’s trajectory. It completed a Project Development and Environment study for the Fort Hamer corridor, and the Florida Department of Transportation approved the environmental report on July 2, 2025.

The plan widens 3.8 miles of Fort Hamer Road, from Upper Manatee River Road to US 301, from two lanes to a four-lane divided roadway. It adds a raised median, designated bike lanes, sidewalks and a shared-use path, plus a new parallel bridge across the Manatee River. Design work began in July 2025 and is targeted for completion in late 2026.

The county’s own stated rationale is to “accommodate future travel demands projected as a result of area-wide population and employment growth.”

Read that as a forecast you can plan around. Two things follow from it. The infrastructure is being built to match the growth rather than lagging years behind it, which is not always true in fast-growing Florida markets. And you should expect construction traffic on that corridor during the build.

Schools

Parrish is served by the School District of Manatee County, which publishes a residential attendance zone and school locator tool. Use it before you fall for a specific homesite, because zones in a fast-growing area get redrawn.

Families in the Cross Creek area of Parrish, where Medallion builds, are generally zoned for Annie Lucy Williams Elementary, Buffalo Creek Middle School, and Parrish Community High School. The district also runs a controlled open enrollment option, so the zoned school is a starting point rather than the only option.

Parrish Community High opened relatively recently, which is characteristic of the area: the schools here are newer because the students are.

Parks, the River, and Everyday Life

Fort Hamer Park is the local anchor, with direct Manatee River access for boating and kayaking. Parrish Community Park adds sports fields and open space. Golfers have River Wilderness and Buffalo Creek nearby, with Waterlefe and Heritage Harbour a short drive.

Retail is the category still catching up. Day-to-day shopping is covered, but for a wider selection most residents drive toward Lakewood Ranch or Bradenton. That gap is closing steadily, and it is the single biggest difference between living in Parrish and living somewhere established.

Parrish or Sarasota Proper?

Relocating buyers routinely tour both, so it is worth naming the tradeoff directly.

If proximity to Sarasota’s cultural core is the point of moving to Florida, Hampton Lakes in Sarasota is the better fit, with single-family homes from around $1,000,000. If you want more house, more land and newer everything, Parrish wins on value and it is not close.

Note that the county line is not just a label. As we covered in our guide to building costs in Sarasota and Manatee, the two counties run different impact fee schedules and carry different insurance averages.

What You Will Not Pay Here

A Community Development District is a financing mechanism, created under Chapter 190 of the Florida Statutes, that funds a community’s infrastructure and bills homeowners through their annual property tax bill. Across Sarasota and Manatee, CDD assessments commonly run $1,200 to $4,500 a year.

All three Medallion communities in Parrish are built without a CDD.

At a $3,000 annual assessment, that is roughly $250 a month that stays in your budget, every year, for as long as you own the home. Over a typical mortgage it is not a rounding error.

This is worth checking on every community you tour, not just ours. Ask directly, get the current annual figure in writing, and remember that the operations and maintenance portion of a CDD does not expire even after the construction bonds are paid off.

Medallion Home builds three communities in the Cross Creek area, all gated, all without CDD fees.

River Preserve EstatesSingle-family estate2,435 to 3,574 sq ft3 to 5 / 2 to 4$711,400

The Laurels suits buyers who want to lock the door and travel. Villa living with a resort-style pool, spa and amenity center, and a maintenance-assisted structure that takes the yard off your list.

The Willows is the middle of the range: single-story single-family homes, pool-ready designs, natural gas, and two to three car garages.

River Preserve Estates is the estate tier, with three-car garages on every homesite, tile roofing and gourmet kitchens as standard, and floor plans up to 3,574 square feet.

Across all three, features that other builders sell as upgrades are standard: impact-resistant windows and doors, quartz countertops, Samsung appliances, Kohler sinks, epoxy-sealed garage floors and security system prewiring. Impact glass in particular does double duty in this market, protecting the home and earning insurance credits.

Before You Commit: A Relocation Checklist

  1. Run the school locator for the exact homesite, not the community, and confirm the zone.
  2. Ask whether the community has a CDD and get the current annual assessment in writing.
  3. Get an insurance quote before you contract. Newer construction with impact glass and modern roof-to-wall connections prices better, and you want that number in your budget, not as a surprise.
  4. Drive your actual commute at the hour you would actually drive it.
  5. Ask what is standard versus what is an upgrade, and compare inclusion lists rather than base prices.
  6. Check what is planned nearby. In a growing area, the empty parcel across the road has a future.
  7. Visit twice if you can, once on a weekday and once on a weekend. They are different places.
